Criteria
What we are looking for
We are flexible on almost everything except utilities, drainage and access. A tract that clears those three is worth a conversation even if it misses the rest.

| Access | Frontage on a maintained public road, or a recorded access easement |
| Proximity | Within a 30-minute commute of a major plant, refinery, port or hospital employment center |
| Structure | Cash close, staged takedowns, or land contributed into the venture at an agreed basis |

Our response process
- Day 1–3
Initial screen
We confirm geography, size, access and flood zone, and tell you whether it is a fit. No fit means a clear no, not silence.
- Week 1–2
Desktop diligence
Utility capacity inquiry, comparable rent survey, and a preliminary yield-on-cost test at our target basis.
- Week 2–4
Letter of intent
Price, structure and a diligence period sized to the entitlement work the site actually needs.
- Contract
Diligence and close
Survey, environmental, geotechnical, title and entitlement work, then close or terminate on the schedule we agreed.
