What we do

A developer built around one discipline: getting the basis right.

We are a Texas sponsor working the corridor between Greater Houston and Jefferson County. We take land from raw acreage through entitlement, horizontal development and vertical delivery, and we hold what we build. Every deal is underwritten to survive its own downside case before we discuss its upside.

Land & entitlement

Site identification, contract and due diligence, zoning and platting coordination, utility capacity confirmation, drainage and detention design. We take entitlement risk so our capital partners do not have to.

Build-to-rent development

Duplex and single-family rental communities priced into the 60–85% AMI workforce band. Horizontal lot development followed by vertical delivery in phased takedowns under guaranteed maximum price contracts.

Capital structuring

Joint venture and limited partnership structuring, senior construction debt placement, public-private vehicles including PFC and HFC partnerships, and layered financing such as EB-5 and regional center capital.

Why the corridor

Demand that is contracted, not forecast.

Roughly $27.7 billion of announced capital and about 17,000 construction jobs are committed to the Jefferson County labor shed between 2026 and 2031 — LNG trains, two new Entergy generating stations, and a defense shipbuilding program that leaves a permanent manufacturing base behind it.

  • Port Arthur LNG Phases 1 and 2 — Sempra and Bechtel, trains delivering 2027–2031
  • Entergy Texas Legend and Lone Star generating stations, in service mid‑2028
  • Davie Defense icebreaker shipbuilding, adding roughly 2,400 permanent positions
  • Housing supply in the 1,250–1,450 dollar rent band remains structurally unbuilt
